Maintenance doesn’t do anything. The front doesn’t return calls. Said they never got my 60 day notice, well if I didn’t have to leave a voicemail during office hours (and didn’t have the decency to get a call back) or if they’d listen to their voicemails we wouldn’t be in this mess. Surrounded by section 8 housing. People from other apartments throwing pool parties and drinking with a bottle of vodka in their hand surround by little children. People from other apartments also use our basketball court (which was a really bad idea). And the gates never worked properly. Otherwise, the apartment itself was nice but just a bad place. Never again.

My family and I moved in about a year ago and we love it here. It is quiet and the location is very convenient. The management is very helpful with anything you need. We will definitely be renewing our lease again.

I visited several other communities, and needless to say, leasing staff left much to be desired. Julie at The Palms at Juban Lakes was AWESOME!! She was extremely friendly and helpful, and made my leasing process a breeze! Very happy I moved here!

I lived here for a few years and for the most part, thoroughly enjoyed my time living here. I loved the apartment itself, the location of my apartment and the setup of the complex. I did encounter a few smaller issues over the years, which is to be expected.

However, the big issue at this complex that I feel needs to be addressed better for the residents is the pool. Over the years of me living there, the harassment other residents and I would get from non-residents at the pool got progressively worse and worse to where it was unbearable. Large groups of non-residents would constantly come to the pool and yell at the residents to let them in the gate and berate you if you didn’t. Even if nobody let them in, they would just jump the gate and take over the whole pool yelling, splashing, and trashing the place. This isn’t an issue I just faced; I heard from many different residents about how they were tired of this always happening. The apartment does have a courtesy officer you can call, but in my opinion, they need to have a constant security guard on site with how bad it is, or to build a better gate around the pool (especially with the constant rent increases).

I would give this place zero stars if I could. Before signing the lease, management makes it seem like this is the best place to live, but everything changes once you move in. Shannan, the manager, is one of the rudest people I’ve ever dealt with.

The building constantly smells like weed, there are loud parties, and parking is a joke. My apartment (1117) had a sewer washout right outside the door, and as the last unit on the sewer line, I experienced six sewer backups during my stay. Raw sewage would flood my apartment and the breezeway, and the cleanup was always minimal—just a quick mop, chemical spray, and fans. They never properly cleaned or sanitized, leaving feces and toilet paper in the hallway.

When I told Shannan this was why I was moving out, she dismissed it as “not a valid reason.” To make matters worse, I was charged over NULL,500 for replacing carpet and other damages caused by the sewer backups. Management also lies to new residents, claiming the issue is resolved when it clearly isn’t.

Shannan uses scare tactics, claiming the building’s lawyers make it impossible to fight back. If you value a clean, safe, and sanitary living environment, avoid this place at all costs. I’m even considering legal action to recover the money I was unfairly charged.

Some photos are attached from the last time my apartment was flooded and I decided to move out for my health and safety

My partner and I are in the process of moving and we recently did a walk through tour with Maggie! We can’t say enough good things! The complex was extremely well kept, and Maggie has been wonderful with answering all of our questions, both in person and over the phone; making this a seamless moving process so far! Julie has also been such a great help! We are so excited to move into our new apartment!!
