Reserve Orono - Orono, ME

Slum, water leaks and mold. Been a month and no help. If you love your kids don’t have them stay at the reserve. Zero communication when I left maintenance requests.

Minimal damage to my apartment upon move-in, clear communication with management, easy mail pickup and trash disposal. My biggest complaint was that the staircase outside my apartment is a complete mess with spider webs and trash everywhere

Stay far away from this place. Our son lived there for four years and each year got worse. The first two years weren’t too bad and then it was sold. The staff are incredibly unresponsive and when they do they do not take any responsibility for common issues in the apartments.Watch out for ridiculous fees like throwing away more than 3 bags of trash at once or they will charge you NULL.00!Winter plowing is non-existent as well.When it’s time to renew the lease make sure you renew quick as the price rises after only a few days!The ONLY positive was that our son had his own apartment and bathroom, but that’s truly it. The place went way down hill from the first two years.I could go on, but please look elsewhere as this place is just awful.

Overall, probably better than some of the other apartments definitely better than Orchard trails.I’d say comparable to the Ave which has a way nicer gym and a hot tub that you can use year-round. Where as the reserve has a pool that they will only maintain for about a month in the summer while no one‘s there.Some of the pros: probably the easiest apartment to get out of in the morning if you’re heading towards School, it has the least amount of traffic towards Old Town so there’s almost never a lineup. If you have a four person apartment, you basically have your own front and backyard. If you have a three person you won’t have any yard you’ll be stacked in like New York City if you have a bottom floor three person, it will be very cold. If you have a middle it will be warm in the winter and you probably won’t have to use much heat same with third floor, but you’ll have to treck up and downstairs. For the most part, the staff is nice although now the office is not open on weekends so good luck getting a package that arrives on Friday or anytime after 5 PM for that matter. there’s usually more than enough parking, but it won’t be near your front door in the winter of the parking gets very scarce even when they plow well it can be tough. Sometimes there is a nature reserve on the far end of the property that goes all the way to the river, which is a great escape. There’s also a good basketball court and a pretty depressing dog park.You’ll also have to go at the times. They have the gate open whereas at the ave you can go whenever you’d like if you’re a resident.I don’t know where to start with this place the fact that they’ve changed management three times over the three years that I’ve been here should speak for itself. They just changed to robot messaging services so it’s very difficult to get a hold of the people in the office Who can actually help you with issues. When I started renting my rent was NULL a month now it’s almost NULL a month they get you for a little fees here and there and love to stop using the “electricity cap“ on your electric bill sometime after January every year, resulting in overages, even when you are away from the apartment and have everything unplugged from the walls.We had leaky front and back doors for 2 1/2 years I put in six maintenance requests before they replaced the door seals. We wasted so much power and energy heating our place due to this issue. I will say the maintenance crew is great when they are fixing things And they’re very friendly so are the staff although management is lacking or whoever just bought The Reserve.They know when move out dates and move-in dates are they also know the times a year when students throw away lots of things, but do not monitor the trash compactor frequently enough or empty them frequently enough resulting in them, threatening to charge you for things.The texting services went down for snow plow removal so rather than subscribing to a new service, they cut the cost never sent or any sort of testing messages and towed my car, which requires you to put the bill.The reason they have so many positive reviews is because they always hold gift card prizes if you leave a review in most people want the money so they leave positive ones.Everything below this review is false

Wrapping up my time in the Reserve and I can’t help but think what a great experience I’ve had living here. The staff are very friendly and helpful, even when I leave my package for a week on accident because I keep forgetting to pick it up, the property is pretty clean and truly a great place to live. There are issues but that’s a given with any apartment/housing complex. The issues I’ve faced at the Reserve have been taken care of quickly and efficiently and communication goes a long way to improving your time here.I moved here January of 2025 and am set to leave in July. I will look back fondly on my time here. I met a lot of great people and had a lot of great times. The roommates I currently have are some of the best people ever and I am so thankful it worked out the way it did.I’d go back and do it again for sure. New residents take note, the plow plan that they do here during the winter you’ll have to move you car. Definitely don’t recommend ignoring that unless you like getting towed. Thankfully certain zones are blocked for certain times so you have a chance to move your vehicle around a little bit.My biggest critique is that it would be really nice to be able to have multiple vehicles here- that’s one of the reasons I signed elsewhere for next year. I can only have one. I have two vehicles and have to store one elsewhere which is annoying. I also am planning on buying a third vehicle soon but decided to wait until I move to make things easier. I would have paid whatever it cost but was told I cannot have additional vehicles.But yeah. The Reserve is sick!

Move in went very smoothly. Staff was very approachable and nice. However, I am concerned with how I was matched up. On my application, I noted that I do not drink or party or anything like that I am a very quiet and clean person. Upon entering the apartment, I saw beer boxed stapled all over the walls. Pictures are attached. I am concerned that I got paired up with bad roommates.
