I have been debating for a hot minute on whether or not I wanted to leave this review. We Stayed here December of 23 in the Wagon. We wanted a full bath, which it has, and liked the idea of the wagon. While the wagon was nice, there was no hot water. They told us that the previous manager had it equipped with a sink Water heater and not one big enough for the shower. We didnt ask for a discount, yet the manager gave us one, in which we were grateful. Due to that we decided to stay here again only in a Deluxe Cabin when we came back Jan of 25. This stay was not pleasant. On our way to KC they called us and told us there was no cable and that if that was a deal breaker we could find somewhere else. They told us the TV was a smart TV and we could stream on it. The TV was not a smart TV, but no big deal. They also told us not to be alarmed that the cabinets would be open due to temperatures being low, and they were. The next night temps dropped down and sometime between 3AM and 6 AM the pipes froze. We let them know early that morning so maybe maintenance could get them unfroze. They called us later and said maintenance said once they froze there was nothing they could do. The girl also proceeded to blame us because we didnt leave the water dripping. She said it was dripping when we checked in, which it wasnt, and that we should have kept them dripping. She then proceeded to lecture us about how we should know how to keep pipes freezing. We explained to her we know how to keep pipes from freezing, but we are on a trip and that is the furthest thing from our minds. We also told her how other KOA’s we stay at send out text messages on stays to remind people of simple stuff, like leave water dripping, because they understand when people are traveling or on vacation they dont think of stuff like that. She told us she’d move us 1 cabin over be we had to come in immediately to get keys. Of course we were on other side of city and had plans so I had to bring up if she’d just put it in late check in.

Now the kicker for me, and why I have been hesitant to post this review. When we checked on after night 3 to head home, I told them at the counter about what happened and my displeasure. I was not looking for, or cared for a discount, but wanted her to know that how we were talked to made us not want to come back to this KOA, and she apologized and said she hated for us not to come back. However, being a KOA Rewards member, and stays at a lot of KOA’s through they year, I knew the day after check out we’d get a link from KOA to review our stay, where I was going to be honest. As of this review I still have not received it 6 months later. I told close friends who own a KOA themselves and a couple other KOA managers about it, and they told me the exact same thing. They removed my email from their booking on my rewards so it wouldn’t send me the review since I was honest about it before I left.

Unfortunately as a rewards member who stays at a lot of KOAs I doubt we will be back to this location

The 3 stars is for our very un-level spot, #39. We had to use ramps and blocks just to get level, I saw many rigs with their front wheels off the ground, which I do not do. It’s a great location, the park is nice, many full time residents in the park. Just be prepared for an un-level spot. We would look for a different park if we were going to stay in the area again.

This is a sorry excuse for a KOA Holiday property. Upon arrival I was greeted with warm hospitality and check in was efficient and quick. Went completely downhill immediately upon entering the camp sites. Greeted by several junk cars with no licence plates and parked on the road side and grass. The next is the overgrown weeds and grass. The property looks very neglected and rundown. Not worth of the price they charge. We reserved a KOA Patio for two nights. Should have a patio, grill and seating. The patio pavers were broken and weeds growing through along with green fungus. Grill was broken and beyond filthy clearly had not been serviced in months! The 4 dead trees is a cherry on top of this disgraceful site, but I can add litter and cigarette butts all over the site and grounds for that matter. We parked between two long term tenants one was neat and clean and the other looked like the RV version of Sanford and Son. The wooden electrical structure next to our coach was not only an eye sore but also a concern as it did not look safe. While they do have some pretty cool activities the neglect of the property does not entice me to leave the RV as I questioned the cleanliness of the common areas especially the pool.

The staff here are the greatest (Dee made all the difference). Sites are well equipped but tight. Ghost wifi at our site (you can catch a glimpse of it but can never truly capture it). Repeaters are definitely needed to take this park to the next level. The bathrooms were good but not great, But overall a good stay and a great location to spend a night or two.

What a great place to stay for a few days or however long you’d like. We rented a cabin. It was very clean. We had an issue with the air conditioning unit in our cabin and they were nice enough to upgrade us to one of the deluxe cabins. It had a queen bed with linens and towels, a little kitchen, a bunk room, and a bathroom! The whole campground is clean and well-maintained. The staff is super helpful and friendly as well. There is a laundry room and a pool. Both are also clean and well-kept. They also have firewood and bag ice. Plus a nice little market. Has your camping stuff and souvenir stuff plus some snacks and sodas. This is our first time at this KOA and we will be back.
