This property is conveniently located in a quiet, comfortable area with easy access to local parks, shopping, food, and schools. Those are the pros.
Cons: black mold, crazy high humidity, disgusting smells through the common areas (smells like a wet dog that pissed themselves and has not been bathed for years), and poor security in the mail area. As an example, there has been a continuous drip in the lobby/entrance for three months with no work being performed.
Personally, unless there is a major remodel, I would not recommend living here.

EDIT- I have since moved out and they have taken my WHOLE security deposit (NULL,200) and are trying to say I owe them NULL. I lived there for a total of 1 year. They are trying to charge me for trash, water and sewer for days I didn’t even live there. These people are in debt because the building is falling apart. They will steal every penny you have. Save yourself the headache and the money. This company is definitely a bunch of slumlords!!
Definitely stay away from this place if you don’t enjoy the smell of cigarettes 24/7, everyone smokes and that includes inside. The hallways reek of cigarette smoke allllll the time. People smoke under the covered parking which irradiates the smell throughout the whole covered parking. And if you plan on trying to enter through the mail room, forget it. Some old lady sits there all day and night with her cat, again smoking cigarettes. Cigarette butts are everywhere. The cigarette smell permeates the whole entire building and it’s vile. If you smoke cigarettes this is the place for you!!! If not, don’t bother, you’ll get lung cancer before your lease is up!!! 🙂 They will also invade your privacy at least twice a month, claiming they need to come into your apartment for something SO stupid. You have absolutely no privacy!!! No where I have lived has entered MY apartment that I PAY FOR more than once a year. They just wanna be in your business because they rent to some nasty people and don’t know who lives clean or dirty. I pay NULL,400 a month to inhale cigarette smoke, have my privacy invaded, and listen to domestic violence/ people beating their dogs and nothing changes!!! Stay so so far away from here!!
Also to add- they say it’s dog friendly but people are constantly leaving out cat food for the flea infested stray cats, which dogs should not be eating. There is also human food all over the ground outside, all moldy and nasty which a dog also should not be eating.
Someone also broke into my apartment. Walked right in while i was changing and ran off like a coward after they broke into my apartment. No apology so I’m assuming they thought that no one was home. This place is not safe!!!!
You also have to pay an EXTRA fee for “amenities” but the public comes and uses these amenities for FREE (dog park and playground) and because they mostly take it up on the weekend the office claims they can’t do anything about it because they aren’t there on the weekend.

My boyfriend and I lived here for a year, and overall, Park Guilderland is a nice complex that offers flexible lease terms and washers/dryers in the unit, which were big pluses for us. Kristen in the office was kind and professional, promptly answering any questions we had. Upgrades were being made while we lived there (elevator remodeling, safety upgrades, etc.) The common areas indoors sorely needed general maintenance, but the grounds were welcoming with the dog park and the playground. When it was time to move out, we received our deposit back quickly. Overall, we would recommend living here.

I’m giving an extra star for Kristen only. Other than that, I’m extremely dissatisfied and disappointed with the experience I had with this place. It comes off as a pretty luxurious living community, but the website is all smoke and mirrors. While yes, they allow pets and do have washer and dryers, the grounds are awful. The mail “room” is just the foyer into the building, which has no sort of security what so ever. The door was propped open with a brick, leaving your packages to the grace of strangers. There is a large amount of water damage and the smell of cigarette smoke permeates the buildings. I didn’t see anything saying it was a smoke free property, but it was just cloying. When shown the inside of one of the apartments, the ceiling was quite cracked and there was a bunch of water spots as well. I understand this level of quality on maybe a private rental but for a big company, it’s abhorrent. I was very much unimpressed, and it just continues. I applied in the end of September, as it seemed that you HAD to apply to be able to view an apartment. I wasn’t able to see the apartment til mid – October, but my application had already been approved. They take a NULL holding deposit, with a very tiny print of a 72 hour refund period. It leads to a situation of entrapment. I have attempted to contact to have the NULL refund but at this point have been denied. The condition of the buildings and apartment was honestly gross and I would just be extremely careful before applying or signing anything. The prices for a one bedroom the size of a box for the conditions is also kind of a joke. I have no qualms with the property manager as she is super nice but I just believe that there could be major improvement by adding some policies. NULL is a lot of money and if I saw it was being used that would be good, but it obviously doesn’t seem to go very far. Be wary.

I’ve lived here for a little while now and it is the best complex I have been at. From the first interaction with Donnie down to the most recent interaction with James and Harrison. All requests I have put in for maintenance have been worked quickly and efficiently, they have made sure I was comfortable with the results and respected my schedule when it came to them coming into my apartment. Kristen at the leasing office is always willing to help when needed. Recently my ac broke and Kristen, James, and Harrison all worked directly with me to make sure the house was cool and my ac was working correctly for me and my dogs. I did read the old reviews and did have some hesitation coming here but I have had nothing but good things to say and have recommended this complex to friends that are looking to make a move with their lives or ones who are just starting out. I cannot say enough how happy I am here!
