The Palms At Juban Lakes – Denham Springs, LA

Maintenance doesn’t do anything. The front doesn’t return calls. Said they never got my 60 day notice, well if I didn’t have to leave a voicemail during office hours (and didn’t have the decency to get a call back) or if they’d listen to their voicemails we wouldn’t be in this mess. Surrounded by section 8 housing. People from other apartments throwing pool parties and drinking with a bottle of vodka in their hand surround by little children. People from other apartments also use our basketball court (which was a really bad idea). And the gates never worked properly. Otherwise, the apartment itself was nice but just a bad place. Never again.

My family and I moved in about a year ago and we love it here. It is quiet and the location is very convenient. The management is very helpful with anything you need. We will definitely be renewing our lease again.

I visited several other communities, and needless to say, leasing staff left much to be desired. Julie at The Palms at Juban Lakes was AWESOME!! She was extremely friendly and helpful, and made my leasing process a breeze! Very happy I moved here!

I lived here for a few years and for the most part, thoroughly enjoyed my time living here. I loved the apartment itself, the location of my apartment and the setup of the complex. I did encounter a few smaller issues over the years, which is to be expected.

However, the big issue at this complex that I feel needs to be addressed better for the residents is the pool. Over the years of me living there, the harassment other residents and I would get from non-residents at the pool got progressively worse and worse to where it was unbearable. Large groups of non-residents would constantly come to the pool and yell at the residents to let them in the gate and berate you if you didn’t. Even if nobody let them in, they would just jump the gate and take over the whole pool yelling, splashing, and trashing the place. This isn’t an issue I just faced; I heard from many different residents about how they were tired of this always happening. The apartment does have a courtesy officer you can call, but in my opinion, they need to have a constant security guard on site with how bad it is, or to build a better gate around the pool (especially with the constant rent increases).
